Person Specification: Regeneration and Capital Project Manager
Roles and Responsibilities
New Build – Glencoyne Square
- To be the lead internal project manager for the ground floor non-residential commercial/community spaces to be provided within our new build Glencoyne Project. This will include being the lead point of contact and liaison between the Trust and the Registered Provider Partner (housing association), which is developing the building, throughout the build period, working with the development team as it delivers the project to time and on budget.
- To keep the Trust Board and management team abreast of progress with the development, raising and troubleshooting any issues and problems as they arise, and working with colleagues to troubleshoot and resolve any problems.
- To liaise with the Trust’s Communications Team to ensure the community and various other stakeholders are kept informed of progress with the project.
- To work with colleagues to identify future tenants for the new ground floor commercial spaces, agree on detailed design and specifications to meet tenants’ requirements, identify, appoint and oversee the work of fit-out contractors.
- To work with the CEO and the Community Development Team to take forward the regeneration master plan for central Southmead and lead on communication and project coordination for the internal team
Renovation– Greenway Centre and The Ranch Adventure Playground & Youth Space
- To be responsible for the management and completion of a programme of smaller renovation, improvement and other capital projects across our existing sites, (from inception through to completion and occupation) as the need arises and funding becomes available. Key responsibilities include:
- Working closely with the Operations and Facilities Manager (OFM) to assess the condition of our existing buildings, agree priorities for action, and develop a 10-year rolling capital investment plan for the Trust.
- In conjunction with the OFM, work closely with stakeholders, including the community, Trust staff and Trustees, to define the scope and brief for work to be completed
- In conjunction with the OFM, oversee the selection and appointment of suitably experienced and qualified specialist teams for the management of our projects (Surveyors, architects, QS, CDM, etc.) as required, collaborating with the team to deliver quality projects.
- Lead and coordinate the contractor tender process, directly or via the direction of consultants or other professionals if they are appointed, from identification to award of contract.
- Manage the specialist teams to deliver the projects on time and on budget.
- Ensure appropriate liaison with contractors on site, communicate regularly, and solve problems.
- Ensure all capital projects meet statutory obligations, including H&S and CDM requirements, accessing specialist advice from consultants where appropriate.
Additional
- Compile and maintain project documentation, reporting and monitoring for capital projects, including progress updates for Trustees/Senior Leaders, maintaining accurate records, tracking timelines, budget management, risk registers, and ensuring they remain on schedule
- To be responsible for record keeping and reporting to funders for our capital programme, including managing the Trust’s ‘CIL’ funding agreement for the Glencoyne Square project and reporting on expenditure and impact.
- To work with cthe Communications Manage to generate internal and external community communications to keep all stakeholders up to date with the projects.
- In conjunction with the OFM, develop tools or resources that can be used to manage our buildings and improvement projects, including automated systems and integrated tools to improve management efficiency and effectiveness.
- To assist the nn conjunction with the OFM and CEO with new funding bids for capital works to our buildings and sites, scoping projects, and supporting feasibility work.
- Support the Senior Leadership Team to ensure our projects adhere to the highest industry standards and best practices, including identifying any possible risks and solutions concerning health and safety, funding, industry standards, etc.

Essential
- A proven track record of successfully managing complex projects with multi-disciplinary teams, to tight timelines.
- Experience of working in a team-oriented, collaborative and diverse environment, demonstrating flexibility, drive and initiative required.
- Experience of implementing project plans, managing budgets, producing reports and meeting deadlines, and performance managing contracts or projects.
- Excellent interpersonal, relationship‑building, and communication skills, with a range of stakeholders and diverse communities.
- Excellent IT skills including Word, Excel, email, internet research, and presentations.
- Understanding of health inequalities, complexity, and barriers to employment/learning, and knowledge of community‑based interventions.
- Highly motivated with the ability to creatively problem‑solve.
- Capacity to work under pressure and adapt to changing workloads.
- A flexible team player able to work collaboratively and adapt to changing needs.
- Commitment to the charitable objectives and values of the Trust.
- Willingness and ability to work outside normal office hours and across multiple sites when required.

Desirable
- Relevant professional qualifications (e.g. building surveying, civil engineering, construction management, etc.).
- Project management qualification.
- Experience of the monitoring and financial requirements of external funding bodies.
- Proven track record in Business Development such as new partnership development, applying for and securing grant funding or business planning for buildings.
- A demonstrable robust understanding of best practice and industry standards in the delivery of capital projects.
- Strong familiarity of CDM regulations, H&S legislation and industry standards
- Knowledge of Southmead and North Bristol, or similar communities, and the issues residents face.
