August Glencoyne Square Update: Talking About Social Housing

Last month we continued discussions with housing providers interested in building flats above the non-residential units of the Glencoyne Square development. It was also a month of celebration, as the Southmead Festival brought the community together and where the Glencoyne team was in Conversation Corner to share latest designs and answer residents’ questions.

During and after the festival, some residents expressed concerns about the potential for increased antisocial behaviour (ASB) on Glencoyne Square if social housing is included in the development. Here are the answers to some of the questions asked about social housing:

What is Social Housing?

Social housing in the UK refers to rented homes provided at below-market rates by registered social landlords, such as local councils or housing associations. Why We Are Talking to Housing Providers

Our plan is for housing providers to build and manage the flats. We are aiming for a mix of occupancy types, with a strong emphasis on social housing – because the need across Bristol is significant. Alongside social housing, the development may also include affordable housing, shared ownership, and market rent units.

Addressing Concerns About Antisocial Behaviour

It is important to note that the presence of social housing does not automatically lead to antisocial behaviour. Social landlords are responsible for managing ASB in their properties. This includes having clear policies, offering support services, and working closely with residents to resolve issues.

We are striving to form a partnership with a housing provider who shares our values and will deliver high-quality, one and two-bedroom homes. This is a key part of the Southmead Community Plan, which aims to enhance the sense of place and improve the public Arnside area. We will keep the community updated on how our conversations with housing providers progress and their thoughts and plans for the management of any ASB.

The Southmead Local Lettings Plan

Southmead Development Trust is working closely with Bristol City Council to begin drafting a Local Lettings Plan (LLP) for the area. An LLP is a system used by housing providers to allocate properties in specific areas or developments, often for new builds or when addressing local issues. LLPs are designed to promote balanced communities, address specific local needs, and improve housing management. They involve specific criteria for allocating properties, potentially prioritising certain groups or households based on factors like connection to the area.

Once our housing provider partner is confirmed, they will play an active role in shaping the LLP alongside us. The goal is to ensure that the plan reflects the needs and aspirations of Southmead residents, and that we support Southmead residents and workers to find affordable housing options in the area.
